Maintenance and Service FAQs
Regular preventive maintenance on an overhead door will help to identify any issues that may require minor service before they become major headaches.
Most residential garage doors, when properly maintained and annually serviced, can last up to 30 years.
- Check the weatherstripping at the bottom of the door for an incomplete seal, mouse damage and other signs of wear
Check the alignment of the photo sensors to ensure the infrared connection is being made. These photo-eyes monitor whether or not the space at the bottom of your garage door is clear. When working correctly, they will detect obstructions to keep both people and objects safe from injury and impact.
- Disconnect the garage door opener by pulling on the emergency release rope/cord and open the door by hand half-way. If the door does not stay in that position, a spring adjustment is needed.
- Look at all the rollers and hinges for signs of cracking, splitting or chipping and make sure the hinges are securely fastened to the door.
- If your door is talking to you when it opens/closes, it could use some lubrication on the metallic moving parts to eliminate squeaking and more smoothly operate.
When your Overhead Door technician arrives, they will discuss any concerns you may have about your door. Then, they will inspect all tracks, chains and cables, as well as the door’s balance and make any necessary repairs, replacements or adjustments. All moving parts will be cleaned, tuned and lubricated and all screws and fasteners will be tightened as required. The motor will be fully inspected for required adjustments and parts replacement. The photo eye sensors will be aligned, cleaned and tested, then the complete door system will be reviewed and tested to ensure it operates as efficiently and safely as possible.
