  • Overhead door panels – sections can be replaced after damage due to impact, weather, sun exposure, and more. If the structure of the door is affected by the damage, a new door might need to be installed.
  • Hinges – are important for allowing overhead doors to bend around the top of the track when the doors are opened and closed. If the hinges are squeaking, you can simply lubricate the hinges and hinge pins with WD-40 or Vaseline. However, if you notice that the hinge pin is stuck and lubrication is not working, this could be placing additional strain on your door and opener. If the hinges are loosening from the door and are not able to be tightened, they should be repaired or replaced.
  • Springs – springs are the muscles of residential and commercial garage door operation. After some time, they must be replaced. Typically, replacement occurs when they become rusted or break.   • The lifting cable is used every time an overhead door is opened or closed. Fraying, rusted, or broken safety or lifting cables or disconnected cables require immediate repair and/or replacement. 
  • Rollers – Rusted, cracked, or broken rollers can cause a residential or commercial overhead door to jam, open/close more slowly than usual, or move in a bumpy or hesitating manner. They can also keep a door from closing all the way, inviting in weather and outdoor creatures. If the rollers do not move freely on the track, they can also put added stress on the motor of the opening system.
  • Tracks – One part of the system that plays a critical role in the operation of your overhead door is the track. Repairs are needed if you notice that the mounting brackets are loose. For optimal operation, it is critical that the vertical and horizontal sections of the track on each side of the door are level and aligned. Additionally, to keep the rollers (and door) moving freely and easily, any dents, flat spots, creases, and other areas of damaged track should be replaced.
    It is particularly important to inspect commercial rolling door tracks on a regular basis to ensure there are no gaps between the track and rollers – this would indicate an area of damaged track. Examination of the track on a regular basis should also look for dirt, debris, rust, and other conditions that could compromise the operation and require more urgent door repair in the future. 
  • Safety sensors – If your garage door goes down and then quickly reverses to the open position without an obvious item under the door, most likely the safety sensors are misaligned or need to be replaced.
